This proposal is located in a picturesque wine-growing village in the South Moravian region of the Czech Republic - Velké Němčice. In our design we try to respect as much as possible the features of the traditional South Moravian village. We have worked on this urban planning study in two areas in the village, where we tried to expand the village with a residential area. We are designing all the houses as ground-floor houses with residential attics. This arrangement offers each plot a private part of the garden. Terraced houses are advantageous because they give all the areas around the house a clear purpose. There are no unnecessary blind and unused spaces around the house.
As a second type of house we use semi-detached houses. This is how the whole middle block of houses in this area is conceived because of the narrow plots. Our requirement was to make full use of the whole block and thus both sides of the road.
As we are located in the north of the village, there is a lack of services close by. Therefore, we are enhancing this location with a landmark in the form of a farmhouse. The property has two floors above ground and a habitable attic. On the ground floor are services - a shop with a café, office space and a yoga studio with sauna and necessary facilities. The entire second floor and attic is dedicated to starter apartments. These alternate between duplex and ground floor, depending on the orientation to the cardinal points that affect the well-being of the living.
The entire design is designed with respect to the existing traffic structure and builds on it.
